About Singapore REITs (S-REITs)
Singapore REITs — commonly written as S-REITs — are property trusts listed on the Singapore Exchange (SGX) that pool investor capital to own income-generating real estate. By regulation, S-REITs must distribute at least 90% of their taxable income to unitholders to enjoy tax transparency, which is why they are widely used for passive dividend income in Singapore.
The S-REITs universe covers a broad set of property sectors:
- Industrial & Logistics — warehouses, business parks, data centres
- Retail — shopping malls in Singapore, China, and beyond
- Office — commercial towers, primarily in Singapore CBD and overseas gateway cities
- Hospitality — hotels and serviced residences
- Healthcare — hospitals, nursing homes, aged care
- Data Centre — dedicated data-centre REITs (Keppel DC, Digital Core)
- Diversified — trusts holding a mix of the above
How to read the table above

Dividend yield is trailing-12-month DPU (distribution per unit) divided by current price. P/NAV is price divided by net asset value — values above 1.0 mean the market is paying a premium to book value; below 1.0 means a discount.
